How To Survive Living In Your For-Sale Home in Southern California

You’re about to put your house on the market in Southern California! Congrats—that’s a big move. After the for-sale sign goes on the front lawn, dozens of eager real estate agents and many potential buyers will stampede through your front door and into every room of your house.

Sell for the best price and still live there. Some practical ideas to consider.

Mentally prepare yourself for the work it takes to sell a house while you live there. Your houses needs to be “Show ready” as much as possible. In addition to the below ideas some realtors have pre-showing prep work for you before an agent and potential buyer come through your home. Get this list from your Realtor!

1. Start Packing Now!
You may have 45-120 days until sale day. So keep in mind that you’re not going to need many of the extra space-gobbling items that are currently filling your rooms and closets over the next few months. Remove family photos from the walls. All small valuable lockup, remove guns and weapons from house or lock in separate locked case. Making easier know these are items are done.

The secret to getting a house clutter-free is to remove the things you can live without while you live there and your house is on the market.

Save it, Store it (rent a storage space), Sell it, Chuck it or Donate it!

2. Get every thing squeaky clean!

Of course your house not only has to look good and be clutter-free, but it needs to be spotless. The windows, glass and mirrors must sparkle. The windows, sinks, toilets, kitchen, kids rooms, closets (yes this too), garage and yard should look clean and picked up. Hire a cleaning service to help with the cleaning. If you can make $10,000 to $15,000 more at sale time it may be worth it to you.

3. Send your pets out to family, friends, or a neighbor

When putting a house up for sale and taking the pictures for the online listing, pre-arrange with friends and family or neighbor to take your pets for the day. Come opening day, when your home hits the market and the open houses and showings begin, plan on boarding your pets elsewhere. It takes a bit of planning, highly recommended.

Final don’t panic!
You’ll wonder, “How can I keep the house this perfect or this clean forever . . . and where are my things?” Well, don’t worry! If you truly dress your up house for sale, and price your house to sell for your area it’s going to sell right away and you’ll be moving soon. Since your things are packed, well-organized, and edited down to what is essential, because you purged your closets and cleaned out the garage, moving will be easier.
